USA Investor Tools was founded by Scott Johnston with the mission of helping others utilize the same professional web site and management tools he personally developed and uses everyday.
As an active investor, Scott believes in ongoing education, so he studied under and personally worked for some of the country's most prominent real estate gurus: Carleton Sheets, Robert Allen, and Ron LeGrand to name a few. Additionally, he received a BSBA in Marketing from the University of Delaware and he has over 21 years of direct marketing experience.
The Problem
With his knowledge and experience, generating a continuous stream of motivated sellers was never a problem. However, pre-screening and pre-qualifying all of his leads so he could focus on the most profitable opportunities became a problem. In addition, the buying, renovating, selling and renting of his properties was very time consuming, limiting the number of deals he could handle.
Since, Scott started his real estate investing career before the Internet was a way of life, he admits to placing Post-it-notes™ on the dashboard of his car, writing phone numbers on the back of envelopes, and misplacing files. And if a seller he talked to three months earlier called him back, he would panic as he frantically searched for their information. Unfortunately, he wasted a lot of time and lost deals as result of misplaced leads.
You see, managing all of his deals was no small feat, since he acquired properties in multiple states with numerous partners. He used to spend hours driving to meet with his partners to analyze deals, inspect houses, review repairs, and simply operate his business. Of course, they would always forget to bring an important file, document, or photo to their meetings. And then he was constantly on the phone with his partners and contractors to get progress updates. All of these efforts required an amazing amount of time and took him away from what he loves to do
best . . . negotiate profitable deals.
The Solution
To improve his business operation Scott developed an online database management system to integrate into his already successful web site. His system pre-screens, pre-negotiates, and pre-qualifies his leads and allows Scott and his partners to analyze, track, and convert leads into deals. In addition, they can log in and set calendar appointments and tasks, leave important notes, upload pictures and documents, set email reminders, and much more.
Scott's system was so successful that other real estate investors began inquiring about using it. He decided to share his web site and management tools with other investors to help them become more successful in their real estate business.
